The vintage de Sede sofa can be used as a single guest bed. The mattress on the mezzanine works best for teenagers (less air circulation under the ceiling when it's hot in July and August).
Bedroom 1: single bed, spacious desk with printer. Mattress (140cm) on the mezzanine.

1 bathroom with tub, bidet and washing machine. Since this is a historic apartment in a protected building, the bathroom is right next to the kitchen and dining table (i.e. only holiday here with family or friends you feel comfortable sharing a small space with).
All rooms have a fan (ceiling or free-standing) and good Wifi reception. Bedrooms 1 & 2 also have aircon. The apartment is small (just under 80mq) but feels spacious thanks to its high ceilings (we live here with our two teenagers and it works really well).

Alberese is small but has all you need right in town: forno, macellaio, fruttivendolo, edicola, restaurants, bars, etc.
From June to September a bus connects the beach with the town (10 min ride). Great biking and hiking in the Parco Maremma. Another bus connects to the train station in Grosseto (20 min. by car, 30 by bus). A taxi from the station is supposed to cost around 30€.
